Local mold remediation

Sarasota mold removal, done properly and proven clean.

Mold in a Sarasota home is almost never a cleaning problem. It is a moisture problem that shows up as mold. Spray a bathroom ceiling or wipe an air vent and it looks better for a few weeks. Then the humidity comes back, and so does the growth.

That is why every job we do starts with one question: where is the water coming from? In this town the answer is usually one of a handful of things:

  • An AC air handler or condensate line that is sweating, clogged or leaking into a closet
  • Ductwork running through a hot attic, building up condensation on the outside of the ducts
  • A roof or window leak from a summer thunderstorm or tropical storm
  • Floodwater or storm surge that soaked drywall and insulation, then got patched before it dried
  • A seasonal home closed up with the AC off or set too high for months
  • A slow plumbing leak under a sink, behind a shower wall or under a dishwasher

We fix the cause, remove the contamination and prove the result. We work across the entire city of Sarasota and Sarasota County, from Longboat Key and Lido Key to Lakewood Ranch, Palmer Ranch, Venice and North Port.

Need help right now?

If water is still coming in or mold is spreading, call. The first 24 to 48 hours after a leak decide whether you are paying for drying or for mold removal.

  • Stop the water at the main valve, or turn the AC off at the thermostat if the closet is leaking
  • Photograph everything before you move it
  • Do not paint over stains or close up wet walls

01Mold removal and remediation

Mold remediation means removing mold-damaged materials and cleaning what can be saved, while keeping spores from spreading to the rest of your home. It differs from "mold removal" in one important way: no honest company promises a mold-free house, because mold spores exist naturally in every Florida home and in the air outside. Our job is to bring your home back to normal background levels and fix what caused the growth.

Every remediation job includes:

  • Moisture mapping with meters and thermal imaging to find the wet areas
  • Containment with plastic sheeting and negative air pressure so spores stay in the work area
  • HEPA air filtration running for the whole job
  • Removal of materials that cannot be cleaned, such as wet drywall, insulation and carpet pad
  • HEPA vacuuming and antimicrobial cleaning of framing and surfaces that stay
  • Drying to target moisture levels before anything gets closed back up
  • Final cleanup, so your home is left clean, not dusty

02Black mold removal in Sarasota

"Black mold" usually means Stachybotrys chartarum, a slow-growing mold that likes materials that stay wet for a long time, like drywall behind a leaking shower or under a flooded floor. Plenty of other molds look black too, and you cannot tell them apart by color.

What matters for your home is not the species. It is how much there is and why it is growing. We treat any visible black growth on porous material with full containment. If you want to know exactly what it is, an independent licensed mold assessor can take samples and send them to a lab.

03AC, HVAC and air handler mold

This is the most common mold call in Sarasota, and the one most companies handle badly. Our AC systems run almost nonstop for seven months a year, pulling water out of the air every hour they run. If that water does not drain away properly, mold grows right where your home's air gets pushed through.

  • Clogged condensate drain lines backing up into the drain pan and the closet floor
  • Air handler closets with mold on the drywall, the platform or the return grille
  • Dirty evaporator coils with biological growth
  • Sweating supply vents with black spots around ceiling registers
  • Ducts in hot attics with condensation on the outside, soaking nearby insulation

We clean and treat the contaminated areas around the air handling system and coordinate coil, duct or equipment repairs with a licensed Florida AC contractor. Cleaning the room while ignoring the AC is the fastest way to see the mold back in a month.

04Attic mold removal

A Sarasota attic in August gets extremely hot. Add ductwork, roof leaks, weak ventilation or a bathroom fan venting into the attic instead of outside, and you get mold on the roof decking and trusses. Attic mold often turns up during a home inspection or a reroof quote.

Attic remediation usually includes HEPA vacuuming, removing contaminated insulation, cleaning and treating wood, and fixing the ventilation or leak that caused it. Planning a new roof? Treat attic mold while the decking is exposed. It costs far less then.

05Water damage and mold after storms and floods

Storm surge, river flooding and rain through a damaged roof all bring the same risk: wet materials that will not dry on their own in our humidity. If floodwater came inside, assume the bottom of the drywall, the insulation behind it and any carpet pad need to come out.

  • Photos and moisture readings for your insurance company
  • Removal of wet materials before mold sets in
  • Structural drying with commercial dehumidifiers and air movers
  • Treatment and cleaning of framing and slab
  • A home handed back ready for rebuild, with records your contractor and adjuster can use

06Bathroom, shower, drywall and carpet mold

Most bathroom mold is surface growth on grout and caulk, and you can usually handle it yourself. It becomes our job when it is in the drywall behind the tile, under the vanity, or spreading across the ceiling because the exhaust fan does not work. Mold in carpet usually means the carpet and pad have to go. Mold behind drywall means opening the wall, which we do inside containment.

07Condo mold on Siesta Key, Longboat Key and Lido Key

Condo mold has a complication single-family homes do not: the association. A leak from the unit above, a shared wall or a common-area pipe can make it unclear who pays. We document the source and the affected areas clearly, so you, the association manager and both insurance carriers work from the same facts. We also work with property managers who look after units for owners who live up north part of the year.

08Snowbird and vacant home mold checks

Every October and November, seasonal residents come back to Sarasota and open the door to a smell they were not expecting. The usual cause: the AC was turned off, set too high, or failed during a summer power outage, and the house sat in heavy humidity for weeks.

Our pre-arrival or post-arrival check covers moisture readings, the AC closet and the attic, with a written summary and photos. If you are still up north, we can send it before you book your flight.

Inside the work

What proper mold remediation actually looks like.

Most mold jobs fail for one of two reasons: spores escape into the rest of the home, or the moisture source never gets found. These are the steps that prevent both.

Air cleaningTechnician in protective gear with an air scrubber and hydroxyl generator running inside a contained remediation area
Negative air and HEPA filtrationAir scrubbers run for the whole job behind the red-taped containment wall, pulling airborne spores out while wet framing is exposed and dried.
InspectionTechnician wearing a respirator inspecting exposed wall framing and studs for mold growth
Open the wall, find the sourceWith drywall removed, framing, wiring runs and pipes are checked for staining and moisture so nothing hidden is closed back up.

Containment is not optional

Plastic barriers, sealed seams and a clear hazard sign keep the work area separate from the rooms you are living in. Ask any company how they will contain your job before they start.

Mold snapshot · Sarasota County · October 2026

Sarasota right now.

As of October 2026, Sarasota is coming off another heavy rainy season. The National Weather Service put Sarasota County under flood advisories on August 7, September 19 and September 20, 2026. Muggy weather typically holds until mid-November, and hurricane season runs through November 30. Many homes repaired fast after Hurricanes Helene and Milton in 2024 are still showing hidden moisture, and seasonal residents are now returning to houses that sat closed all summer.

Our read: October and November are when we find the most "surprise" mold in Sarasota. The rain has stopped, but walls, attics and AC closets are still holding a summer's worth of moisture. If something smells off, check now, before the windows close for winter.

What it means for you

Same climate, different risks. Pick your situation.

Watch the AC closet

Check the drain pan, the floor and the walls around the air handler once a month in summer. A clogged condensate line is the most common cause of AC mold in Sarasota.

Check 2024 repairs

If your walls or floors were replaced after Helene or Milton, look for musty smells, baseboard stains and bubbling paint low on the walls.

Read your policy now

Find your mold limit and your flood coverage before the next storm, not after. Many Florida policies cap mold at about $10,000.

Know the signs

Signs you have a mold problem in your Sarasota home

Some mold is obvious. Most of the expensive mold is not. These are the signs Sarasota homeowners usually notice first:

  • A musty or earthy smell when the AC kicks on, in a closet, or when you open a home that has been closed up
  • Black, green or gray spots on ceilings, around AC supply vents, on grout or behind furniture against exterior walls
  • Water stains on ceilings under the attic or under the AC closet
  • Bubbling paint or soft drywall near baseboards, especially on block walls that face the rain
  • Condensation dripping from AC vents, or water standing in the AC drain pan
  • Warped baseboards or flooring near bathrooms, kitchens or sliding glass doors
  • Allergy-like symptoms that ease when you leave the house. We are not doctors and will not diagnose anyone. Talk to your physician about health concerns. We will handle the house.

When can you handle mold yourself?

Honest answer: sometimes you can. The EPA says homeowners can usually clean a small area, less than about 10 square feet (roughly a 3 ft by 3 ft patch), on hard surfaces, if the moisture source is fixed and nobody in the home has a health condition affected by mold.

Call a professional when:

  • The area is larger than about 10 square feet
  • Mold is on or inside drywall, insulation, carpet or ductwork
  • It came from floodwater, sewage or storm surge
  • The AC system is involved, because cleaning a contaminated air handler wrong can spread spores to every room
  • It keeps coming back after you clean it
  • You are buying, selling or renting out the home and need documentation

Downtown, Rosemary District & Laurel Park

Housing
Condo towers, older bungalows, mid-century homes
Main source
Leaks from units above, AC drain lines, old plumbing
Drive
About 15 to 20 min

Downtown sits a few blocks from Sarasota Bay and Selby Gardens. In condo towers the usual call is water from a neighbor's AC drain line. In Laurel Park's older bungalows we find original plumbing and AC closets squeezed into spaces never designed for them.

Siesta Key

Housing
Beach condos, older cottages, raised homes
Main source
Salt air on AC units, surge repairs, units empty all summer
Drive
About 25 to 30 min

Milton made landfall near Siesta Key in 2024, and many island homes still carry repairs that were done fast. Salt air corrodes AC parts, which leads to drain trouble and condensation. Units often sit empty from May to November, so a small leak can run for months.

The local overview

Sarasota homes and mold, in sixty seconds.

The older core

Block on slab

Much of central and south Sarasota was built from the 1950s to 1970s with concrete block on slab. Strong in a hurricane, but block holds moisture, and AC equipment was often added long after.

The Sarasota School

Flat roofs, glass walls

Modern homes from about 1941 to 1966 by Ralph Twitchell, Paul Rudolph and others. Built for breezes, now run on full-time AC. Roofs and glazing need careful leak and condensation checks.

The condo coast

Empty for months

Siesta, Lido and Longboat are lined with condos owned by part-time residents. Vacant units are the biggest source of surprise mold we find.

The new east

Tight and AC-dependent

Lakewood Ranch, the UTC area and North Port are mostly newer. Tight homes rely completely on the AC to control humidity.

After the storms

Fast repairs

Helene and Milton led to a wave of quick repairs. Some closed up walls before they dried. We still find storm-related mold two years later.

What to check, whatever your address: your AC closet (drain pan, floor, walls), your attic around vents and ducts, black spots around ceiling vents, exterior walls behind big furniture and in closets, and anywhere that got wet in 2024 and was repaired quickly.

Little-known history

Sarasota history that still shapes mold today

Mold follows water, and water in Sarasota follows the way this county was built. A few moments explain most of what we find inside walls today.

Who to ask about your home's history

Your county property record lists the year built. Your insurance claims history (a CLUE report from your insurer) shows past water claims. Sellers' disclosures cover known defects. Put those three together before you buy, renovate or remediate.

Before central air

A town built for breezes

Early Sarasota homes stayed cool with raised floors, high ceilings, porches and windows on every side. When central air arrived, ducts were squeezed into attics and AC closets carved out of hallways. That retrofit is why so many older homes have AC equipment in spots that are hard to drain.

1941 to 1966

The Sarasota School of Architecture

Ralph Twitchell, Paul Rudolph and others designed modern homes with flat roofs, jalousie windows and walls of glass. Some of the most important modern houses in the country, and ones that need owners who watch roofs and humidity closely.

East of I-75

The Celery Fields

Once farmland, now a regional stormwater facility and a well-known birding spot in 34240. It exists because east Sarasota floods in heavy rain, a reminder that water management shapes this county as much as the beaches do.

September 2022

Hurricane Ian floods North Port

Ian's rain pushed the Myakka River into neighborhoods across south county, leaving many homes with flood damage and long drying times.

June 2024

3.93 inches in one hour

A record downpour in Sarasota overwhelmed gutters, roofs and drainage, with no hurricane involved.

September 26 & October 9, 2024

Two hurricanes in two weeks

Helene's record surge, then Milton's landfall near Siesta Key. Homes that had not dried from the first storm got wet again in the second.

August to September 2026

Three flood advisories

Intense downpours put Sarasota County under flood advisories on August 7, September 19 and September 20, 2026.

Pricing, explained

How much does mold remediation cost in Sarasota?

Price depends on the size of the area, what the mold is growing on, how hard it is to reach, and whether the moisture source needs repair. Here are typical ranges for the Sarasota market. They are estimates, not quotes. Your written estimate will be specific to your home.

Job typeTypical range
Independent mold inspection with lab samples (licensed assessor)$300 to $800
Small contained area, such as under a sink or one bathroom wall$500 to $1,500
AC closet and air handler area mold treatment$600 to $2,500
One room or a section of drywall and insulation$1,500 to $4,000
Attic mold remediation$2,000 to $6,000
Whole floor or whole home after a flood$10,000 to $30,000+

What drives the price up or down

  • Square footage affected. Size is the biggest factor.
  • Material. Mold on tile or concrete costs less to clean than mold inside drywall or insulation.
  • Access. Attics, tight AC closets, open areas under elevated homes and high condo floors take more labor.
  • Containment level. Bigger jobs need full containment and more air filtration equipment.
  • Water source. A fixed leak is one cost. Floodwater or sewage adds removal and disinfection.
  • Rebuild. Remediation removes materials. Putting drywall, flooring and trim back is a separate cost.

Franchise or local company?

People often search for SERVPRO, Paul Davis or ServiceMaster mold remediation cost in Sarasota. Franchises and local remediators price from the same basics: square footage, containment, equipment days and materials removed. Get two written estimates, check both companies' Florida licenses, and compare line by line.

Insurance, utilities and who to call

Does homeowners insurance cover mold in Florida?

Sometimes. It depends on what caused the mold and what your policy says.

  • Sudden and accidental water damage, like a burst pipe or failed supply line, is often covered, and resulting mold may be covered up to a limit.
  • Long-term leaks, humidity and lack of maintenance are usually excluded.
  • Mold caps are common. Many Florida policies limit mold coverage, often to about $10,000 and sometimes lower. A "fungi, wet rot and bacteria" endorsement can raise that, sometimes to $25,000 or more.
  • Flood is separate. Standard homeowners policies do not cover flooding. Flood damage goes through a flood policy.
  • Deadlines are short. Florida Statute 627.70132 generally requires a new property claim within one year of the date of loss.

We help with photos, moisture readings and a written scope you can send to your adjuster, and we keep mold remediation costs separate from rebuild costs, which matters when your policy has a mold limit.

General information, not legal or insurance advice. Read your declarations page or call your agent to confirm coverage.

Buying or selling with mold history

Florida sellers have a duty to disclose known defects that materially affect value and are not easy for a buyer to see, a principle from the Florida Supreme Court's 1985 decision in Johnson v. Davis. Past mold, water damage and remediation can all come up in a sale.

  • Selling: keep the remediation scope, photos, invoices and clearance report together, and fix the moisture source, not just the mold
  • Buying: ask about past leaks and flooding, check the AC closet and attic, and consider a licensed mold assessment if anything looks off

Not legal advice. Your attorney or agent can tell you what applies to your sale.

A mold remediator cannot assess a building they remediated within the previous 12 months. There is an exception for certain Division I certified contractors, and neither may work on a property they own or have a financial stake in.

The reason is simple. The company testing your home should not profit from telling you that you need a big job, and the company that did the work should not grade its own work.

What that means for you

  • Be careful with "free mold testing" from a remediation company. Ask who tests, what license they hold, and whether that company is also doing the removal.
  • Ask for the license number and look it up yourself at myfloridalicense.com.
  • Insist on independent clearance testing after remediation. We schedule it with an independent licensed assessor, and you get their report directly.

What every Sarasota homeowner should know about mold

What to do in the first 24 hours after a leak or flood

  1. Stop the water. Shut the main valve for plumbing leaks. For AC closet leaks, turn the AC off at the thermostat until the drain is cleared.
  2. Stay safe. Stay out of standing water near outlets and appliances. Keep children and pets out of flooded rooms.
  3. Take photos and video before you move or throw anything away.
  4. Move what you can off wet floors: rugs, furniture, boxes, documents.
  5. Start drying. If power is on and it is safe, run the AC and fans. Keep windows closed on humid days.
  6. Do not close anything up. No paint over stains, no new drywall over wet framing.
  7. Call your insurer to report the loss, then call us at (941) 384-3089.

Questions to ask any Sarasota mold company before you hire

  • What is your Florida mold remediator license number?
  • Who will test, and who will remove? Florida's 12-month rule says they should not be the same company for the same building.
  • Will an independent assessor do clearance testing after you finish?
  • Can I have a written, itemized estimate before work starts?
  • How will you contain the work area and protect the rest of my home?
  • What caused the mold, and who is fixing that?
  • Who exactly is coming to my house, and what training do they have?
  • What happens if clearance testing fails? Do you carry liability insurance?

A good company answers all of these without hesitation. If someone dodges the license question or offers to test and remove on the same job, keep looking.

Mold and your health: what we can and cannot tell you

We are remediation specialists, not doctors. According to the CDC, damp and moldy environments can cause a stuffy nose, coughing or wheezing, throat irritation, itchy eyes and skin irritation in some people. People with mold allergies, asthma, chronic lung conditions or weakened immune systems can react more strongly.

  • If someone at home has a breathing condition, tell us. We plan containment and scheduling around it.
  • Do not scrape or tear out large mold growth yourself. Without containment, spores travel through the AC to every room.
  • Take health concerns to your physician. An independent assessment can give your doctor useful information about the home.
  • Do not panic about every spot. Mildew on shower grout is normal in Florida.

Common types of mold in Sarasota homes

Only lab testing by a licensed assessor can confirm which mold you have, but these show up most often in Florida homes:

  • Cladosporium: very common indoors and out, often dark green or black on AC vents, window frames and painted surfaces.
  • Aspergillus and Penicillium: common with high humidity or water damage, on drywall, insulation, wood and stored items. Often blue-green, gray or white.
  • Stachybotrys chartarum ("black mold"): needs materials wet for a long time, like drywall behind a leaking shower or flooded walls.
  • Chaetomium: found on drywall and wood after long-term water damage, often starting white and turning darker.

Mold or mildew? Mildew is flat surface mold, like the gray film on grout or a lanai ceiling. Household cleaner usually handles it on hard surfaces. If it returns fast or sits on drywall, wood or fabric, treat it as mold with a moisture cause.

Rentals, vacation homes and small businesses

Landlords and vacation rental owners: short-term rentals on the keys sit empty between guests, and turnovers are quick. We work around your calendar where we can and give you a clear report for your property manager.

Tenants: report mold to your landlord or manager in writing, with photos, as soon as you see it. Most leaks are building issues the owner needs to fix. We are happy to work directly with the owner.

Offices, retail and restaurants: same process, with after-hours planning so your business keeps running. Larger commercial buildings usually start with an independent assessor's written protocol.

How to prevent mold in a Sarasota home

  • Keep indoor humidity below 60%, ideally 30% to 50%. A cheap hygrometer tells you where you stand.
  • Do not turn the AC off when you leave town. Ask your AC company for the right away setting and humidity control.
  • Have the condensate drain line flushed regularly and change filters on schedule.
  • If the AC runs constantly but the house feels damp, get the system checked. It may be oversized or failing.
  • Dry anything wet within 24 to 48 hours. Check ceilings, sills and slider tracks after storms.
  • Run bath fans during and after showers, and make sure they vent outside, not into the attic.
  • Keep sprinklers off exterior walls and gutters flowing away from the foundation.
  • Have the roof checked after any named storm, even if nothing looks wrong from the ground.

Our process

Mold remediation, step by step

We follow the ANSI/IICRC S520 Standard for Professional Mold Remediation, the industry standard insurers and assessors use.

You call, we listen

Tell us what you see or smell, where, and since when. We will say honestly if it sounds like something you can handle yourself.

On-site visit

We inspect the area, take moisture readings, check the AC closet and attic if involved, and photograph everything.

Independent assessment

For larger jobs, claims, real estate deals or health concerns, we refer you to an independent licensed assessor. We do not test our own jobs.

Written estimate

A clear, itemized estimate before any work starts. No surprises halfway through.

Containment

Plastic sheeting, negative air with HEPA filtration, and floor protection along the path in and out.

Removal & cleaning

Contaminated porous materials come out. Framing and salvageable surfaces are HEPA vacuumed, cleaned and treated.

Drying & source repair

We dry to target moisture levels and make sure the leak, drain or ventilation problem is fixed or scheduled.

Clearance testing

The independent assessor checks the work area and reports to you directly.

Cleanup & walkthrough

Containment comes down, the area is cleaned, and you get photos and paperwork for insurance or a future buyer.

Questions we get every week

Mold remediation questions from Sarasota homeowners

How fast can you come out for mold in Sarasota?

We answer 24 hours a day. For active leaks and flooding we schedule the fastest available visit, usually the same day. Non-emergency mold visits are typically booked within a day or two. Drive times from our Barber Road base run from about 10 minutes in east Sarasota to about 50 minutes for North Port and Englewood.

Do you remove mold on weekends and holidays?

Yes. Water and mold do not wait for Monday. Call (941) 384-3089 any day of the year.

How much does mold remediation cost in Sarasota?

Typical Sarasota ranges: small contained areas about $500 to $1,500, AC closet treatment about $600 to $2,500, a single room about $1,500 to $4,000, attics about $2,000 to $6,000, and whole-home flood jobs $10,000 or more. These are estimates, not quotes. You get a written estimate before work starts.

Do I need mold testing before remediation in Florida?

Not always. Visible mold with a clear water source often does not need lab testing to know it must come out. Testing makes sense for insurance claims, real estate deals, health concerns, or when you smell mold but cannot see it. Testing should be done by an independent licensed mold assessor.

Can the same company test and remove mold in Florida?

Generally no. Under Florida Statute 468.8419, a mold assessor cannot remediate a building it assessed in the previous 12 months, and a remediator cannot assess a building it remediated in the previous 12 months, with a limited exception for certain Division I contractors. The rule prevents conflicts of interest.

How do I check a mold company's license in Florida?

Search the license number or company name at myfloridalicense.com, the Florida DBPR site. Mold assessors hold an MRSA license and mold remediators hold an MRSR license. Ask every company you call for its number, including us.

Is black mold dangerous?

Any mold growing indoors can affect people with allergies, asthma or weakened immune systems, and color alone does not tell you which mold it is. Treat significant indoor growth seriously, remove it properly, and talk to your doctor about health concerns.

Why does my AC smell musty?

Usually because moisture is collecting somewhere in the system: a clogged condensate line, a dirty coil, a wet drain pan or mold in the air handler closet. It is very common in Sarasota's humidity, and cleaning the vents alone will not fix it.

Does homeowners insurance cover mold in Florida?

Sometimes. Mold from a sudden, covered water loss may be covered up to a limit, often about $10,000. Mold from long-term leaks or humidity is usually excluded, and flood damage needs a separate flood policy. Check your declarations page and file promptly, generally within one year of the loss.

How long does mold remediation take?

Small jobs can be done in a day. Most rooms and AC closets take two to four days including drying. Large flood jobs can take a week or more before rebuild starts. Clearance testing adds a day or two for lab results.

Do I need to leave my home during mold remediation?

Usually not for small or medium jobs, because containment seals off the work area. For large jobs, flood damage, or if someone at home has a serious health condition, staying elsewhere during the work may be the better choice.

Will the mold come back?

Not if the moisture source is fixed and indoor humidity stays under control. When mold returns, it is almost always because the leak, drain problem or humidity issue was never solved.

Do Sarasota homes have basements or crawl spaces?

Almost never basements. Most Sarasota homes sit on concrete slabs. Some older homes and many elevated homes near the water have crawl spaces or open areas under the floor, and those can hold moisture like a crawl space anywhere else.

Can I just use bleach on mold?

On hard, non-porous surfaces like tile, a cleaner can work for small areas. Bleach does not penetrate drywall or wood well, and the EPA does not recommend it as a routine mold treatment. Porous materials with mold usually need to be removed.

My home was repaired after Hurricane Helene or Milton. Should I worry about mold?

If walls, floors or insulation were replaced before the structure fully dried, mold can grow behind the new materials. Watch for musty smells, baseboard staining or bubbling paint low on the walls. A moisture check is a quick way to know.

I'm a snowbird. Can you check my home before I come back?

Yes. Our pre-arrival check covers moisture readings, the AC closet and the attic, with a photo report sent to you, so you know what you are walking into before you get here.

Do you work with condo associations and property managers?

Yes. We work with owners, associations and property managers on Siesta Key, Lido Key, Longboat Key and across Sarasota, and document the source and affected areas so everyone, including both insurance carriers, works from the same facts.

What humidity should I keep my Sarasota home at?

Below 60% relative humidity, and ideally 30% to 50%, based on EPA guidance. In Sarasota that usually means running the AC through the whole muggy season, roughly April to mid-November, and checking with a hygrometer.

Can mold grow on concrete block walls?

Mold does not feed on concrete itself, but block walls hold moisture, and the drywall, paper, paint and dust on or near them give mold plenty to eat. That is why we often find mold behind drywall on exterior block walls of older Sarasota homes.

Can new homes in Lakewood Ranch or North Port get mold?

Yes. New homes are built tight, so they depend entirely on the AC to remove humidity. An oversized or poorly set AC, moisture trapped during construction, or a small plumbing leak can all cause mold in a home that is only a few years old.

What is the difference between mold remediation and mold removal?

People use the terms interchangeably. Remediation means removing mold-damaged materials, cleaning what can be saved, fixing the moisture source and bringing the home back to normal background levels. Mold spores exist naturally everywhere in Florida, so nobody can honestly promise a mold-free home.

What areas do you serve?

All of Sarasota, from ZIP 34228 to 34243, plus Siesta Key, Lido Key, St. Armands, Bird Key, Longboat Key, Lakewood Ranch, Palmer Ranch, The Meadows, Osprey, Nokomis, Casey Key, Venice, North Port and Englewood.
